Finding Room to Grow for Less in North Raleigh: AVEC Case Study

The Goal
To assist AVEC Service Center in locating larger space for their growing automotive repair and service business before the end of their lease term.

The Means
AVEC engaged Rich Commercial Realty with the challenge of securing a new location for their business close to their current site in order to retain their current client base yet gain space for additional service bays. AVEC approached Rich Commercial Realty in July 2009 with the requirement that their decision would be finalized in November 2009 and occupancy of their new space would begin January 1, 2010.

The Solution
The Rich Commercial Realty team rapidly completed a thorough assessment of the possible properties in a 15-minute driving radius of AVEC’s current location in order to present the widest range of options possible to the client. Rich Commercial Realty aimed to meet AVEC’s goal to locate a property that offered more square footage at significant savings.

The Result
Rich Commercial Realty was able to locate space almost five times larger than AVEC’s current location at 75% of their prior lease rate. The new location is only 15 minutes away from their old site and many clients happily made the drive to the new location.
