<p>With 12 months remaining on her lease, Dr. Mary Walton engaged the assistance of KW Commercial/Rich Commercial Realty on the advice of her attorney. The monthly rent that the practice was paying had become burdensome after escalations over a nine year lease term.</p>
<p>After deliberations with the architect and KW Commercial/Rich Commercial Realty, it was determined that the space could work and by extending the lease term, the practice could improve its cash flow over the next six years. Additionally, a personal guaranty was reduced substantially which created an improved financial position for Dr. Walton.</p>
<p>The new term was dramatically improved by blending and extending the lease and by utilizing concessions, a lower rental rate and minimal tenant improvements. Dr. Walton&#8217;s practice yielded immediate savings with the new rate taking effect one year early.</p>

<p>Harold approached the Raleigh property’s landlord about Hands on Health’s desire to remain in their Raleigh location while underscoring their need to renew the lease at more favorable terms. Prepared with a range of properties that were comparable to the space the client was currently occupying, the Rich Commercial Realty team negotiated aggressive rent concessions. In Cary, Rich Commercial Realty represented the client in negotiations to move to a larger suite within the same complex. The landlord offset moving costs with rent concessions and the new space meets Hands on Health’s plumbing requirements.</p>
<p>A lease renewal enabled Hands on Health to continue doing business at their established Raleigh location while reducing rental overhead.</p>
<p>In Cary, Rich Commercial Realty secured a larger space and negotiated aggressive rent concessions and relocation assistance from the landlord.  The new space was also upfit to Hands on Health’s specific needs at no cost to them.</p>

<p><strong>HH Architecture, </strong>520 South Harrington Street, Raleigh, purchased 4,000 square feet with <strong>Tawnie Gainer</strong> and <strong>Michelle Rich Goode</strong> as the Buyer Representatives and John Webster as the Seller Representative.<strong></strong></p>
<p>The team located an available 4,000 square foot property offered by a motivated seller in a transitional neighborhood in downtown Raleigh.  Estimates for required asbestos abatement and a completed set of plans for the total renovation of the building assisted with the appraisal process for the lender’s requirements.  The due diligence process was expedited by their efforts in obtaining information about a planned Progress Energy substation near the property and investigating the potential purchase of adjacent lots for future expansion. HH Architecture purchased the building at below asking price. The building, formerly a Class-C industrial space is being transformed into a Class-A office space.  HH Architecture will complete renovation work and will relocate into their new space by Mid-April 2010.</p>
